What is the application process?
You can easily complete the entire leasing process online. We are also available in the leasing office if you wish to visit us to apply in person.
  1. Fill out an application

    Start by filling out our application form. You will need the following information:

    • Floor plan and unit you want to lease
    • Name, phone number, email address, birth date, and Social Security number of the applicant as well as the name and email address of your guarantor (if you’re using one)
    • Photo or scan of an identification document such as a passport, driver’s license, state ID, or active military
    • Address of applicant’s current residence, as well as current rent payments and contact information for your landlord, who we may contact as a reference
    • Bedroom preference and roommate information
  2. Sign your lease

    After your application is approved, you will automatically be emailed a link to sign your lease. Once our leasing associates countersign your lease, you will be notified via email and receive a digital copy of your completed lease.

  3. Get email updates

    Once your lease is completed, you will get email notifications with more information on topics such as construction updates, events, move-in, etc.

What additional monthly fees are associated with my rent?
  • Parking: $60.00 for garage (if applicable)
  • Pet Rent: $65.00 monthly (if applicable)
  • One-time Pet Fee: $450.00 (if applicable)
  • Electricity (based on your individual usage)
  • Water/Sewer (based on your individual usage)
  • Trash Fee: $20 / month
  • Late Fees: 10% of 1-Month rent if paid after the 4th
What is an individual lease?
An individual lease is a per-bed space lease. You sign a lease for a bed space in the apartment and share common areas with roommates. This means you are only responsible for your own installments. This allows you to live with roommates without having to worry about whether they’re going to pay on time.
What is a rental installment?
Your contract is based on a total amount that is divided into 12 equal installments for convenience.
How to Qualify
We offer multiple qualification options to make the leasing process as smooth as possible.

Guarantors: 601 Credit Score + 4x Monthly Rent. No need for proof of income.

Self-Qual: 650 Credit Score + 3x Monthly Rent. Submit 1-month check stubs.

GWP: Monthly fee $72. Must show that they’re a student on their app.

Leap (Traditional): Submit app for Leap. Fee for this is usually 55%-95% of one month’s rent.

What is a guarantor and is it required?
A guarantor is a co-signer for your lease agreement. Having a guarantor allows us to qualify you for a lease based on your guarantor’s income. You will list the name and email of your guarantor during the application process, and your guarantor will receive an email to fill out their portion of the application. If you do not have a guarantor, please contact our office for more information!
Can I use my financial aid to pay my rent?
Yes! As long as the funds are dispersed into your bank account, you can use them as you need. We will not accept the funds directly from the financial aid office or defer payments for fund disbursement.
How are utilities split?
The Main manages the monthly utilities and include your portion of electric, water and sewer to your monthly resident portal
Do I need renter’s insurance?
We encourage you to explore available options to protect your personal property. As a Resident, you will be automatically enrolled in Cardinal Protect upon signing your lease unless you opt out. This ensures you meet the $100,000 property liability coverage requirement in your lease. We encourage you to explore additional options to protect your personal property. What is the internet package?
The apartment homes come pre-wired with fiber optic service. This internet package offers 300mbps.
How long does the approval process take?
You will be notified immediately by email or by telephone within three (3) business days (Mon-Fri) from submitting the application and required processing fee.
Where do I park?
The Main on University has a connected gated 3-story parking garage for residents. Please ask our office about available visitor parking.
What lease terms do you offer?
We offer 12 month leases at this time.
When should I sign my lease?
Apartments in Fairfax lease up very quickly, so we recommend securing a spot before the Fall semester ends to guarantee a spot at Main.
Are pets allowed?
Yes. The maximum weight allowed is 45 lbs. No more than 2 pets are allowed per apartment. Breed restrictions apply.
Do you have maintenance? How do I submit a work order?
Yes, The Main offers onsite maintenance to address any maintenance concerns you may have. A work order request can be submitted through your resident portal. For emergency maintenance after hours, please call the leasing office and follow the prompts to reach the maintenance team.
How can I take a tour of Main if I’m not in Fairfax, VA?
Main offers many different tour options. If you cannot make it in person, we offer FaceTime and Zoom tours 7 days a week. However, if you’d prefer a pre-recorded video, we also offer a detailed Video Tour.
Can I lease an apartment at Main if I’m an International Student?
Yes! We welcome anyone that meets our rental criteria. The Main management team will need a copy of your Passport and your I-20/F-1 Student Visa If you are not a student, you will need to provide your Passport and L-1 Visa that is valid through the entire lease term.
